Home Inspection

A Home Inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. The standard home inspector’s report will include an evaluation of the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems, the roof, attic, and visible structure. If problems are found, the inspector will refer you to the appropriate specialist or trades person for further evaluation.

The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterwards.

Of course, a Home Inspection will also point out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After the inspection, you will have a much clearer understanding of the property you are about to purchase, and will be able to make a confident buying decision.

If you have owned your home for a long time, a Home Inspection can identify problems in the making and recommend preventive measures which might avoid costly future repairs. In addition, home sellers may opt for having an inspection prior to placing the home on the market to gain a better understanding of conditions which the buyer’s inspector may point out. This provides an opportunity to make repairs that will put the house in better selling condition.

It is recommended that you be at the Home Inspection, by observing and asking questions, you will learn about the condition of the home, how its systems work and how to maintain it. You will also find the written report easier to understand if you’ve seen the property first hand through the inspector’s eyes.

No house is perfect. If the inspector finds problems, it doesn’t necessarily mean you shouldn’t buy the house, only that you will know in advance what to expect. A Home Inspection is not a guarantee that problems won’t develop after you move in.

Roof Inspection

A roof inspection is a comprehensive visual inspection of the roof surface of the home. A roof inspection will begin the inspection by identifying the type of material used and the approximate age of the roof surface. The inspection will point out any deficiencies in these areas that need repair.

Sewer Lateral Inspection

A sewer lateral is the underground pipe that connects a residence to the municipal sewer line. Generally, it is at least 4 inches in diameter. Some local governments consider the entire sewer lateral pipe to be the responsibility of the homeowner, while other local governments take responsibility at the property line. A number of things can compromise a sewer lateral, for example, foreign substances or objects can create a clog over time and ageing sewer lateral pipes will corrode and crack, leaving it vulnerable to invading tree roots. All of these failures will result to sewage seeping into the adjacent soil.

General service guidelines:

  • The Sewer Lateral Inspection price is $195.00.
  • The Sewer Lateral Inspection is performed in conjunction with a home inspection.
  • The Home Inspector performs the Sewer Lateral Inspection.
  • Coastline BuidingSpecs. will perform a Sewer Lateral Inspection on single family homes, multi-family and duets (Coastline BuildingSpecs. is unable to perform a sewer lateral inspection on a condo or townhome).
  • A detached guest house will be an additional charge of $100.00 for the additional Sewer Lateral Inspection.
  • The Sewer Lateral Inspection will take approximately 30 minutes.
  • The findings will be included in the home inspection report with photographs of sample highlighted deficiencies.
  • A video link of the Coastline BuildingSpecs. Sewer Lateral Inspection will be emailed to the customer and available on OneDrive for up to 90 days.
  • An acceptable sewer cleanout must be accessible at the time of the inspection.
  • Coastline BuildingSpecs. is unable to install a cleanout or gain access from a toilet or a roof vent.
  • Within 90 days of the original home inspection, Coastline BuildingSpecs. will come back to perform the Sewer Lateral Inspection.

Annual Pool or Spa Inspection

Keep in mind that regular maintenance and inspection is critical for any pool or spa owner, ensuring pool equipment is in good working condition.  It is recommended homeowners obtain the services of a licensed pool operator on a regular basis. Doing this will minimize risk of injury or costly repairs related to neglect or resulting from equipment malfunction.

Our Home Inspectors will inspect and comment on the following key areas of a Pool and Spa during the course of the inspection:

Please note: A pool/spa inspection must be ordered in conjunction with a home inspection.

  • Safety features, such as the presence of a perimeter fence that surrounds the pool with a gate that should open outward and self-closing/self-latching locks. Other safety features may include GFCI protection and functionality, presence of door alarms, pool/spa covers, safety drain covers, safe egress (steps, hand rail) etc.
  • Visible conditions including defects in the pool/spa structure, interior surfaces (plaster), and materials.
  • Pool/Spa Equipment including the condition and functionality of pumps, visible plumbing, heaters, filters, automatic safety controls, gauges, electrical components, Pool and Spa lights, skimmers, bonding wire etc.
  • Visual condition of the decking and coping that surrounds the Pool and Spa (cracks, lifting, trip- hazards).
  • Vegetation, grading, surface drainage, and retaining walls that is likely to adversely affect the swimming pool or spa.

The following is what we will not inspect:

  • test, operate, or evaluate components when weather conditions or other circumstances may cause equipment damage;
  • test, operate, or evaluate automatic safety controls and manual or automatic valves;
  • touch swimming pool/spa water to examine the structure, components, and features, including their composition and quality;
  • test, operate, or evaluate electric resistance heaters; E. determine structural integrity;
  • inspect any equipment or component that is shut down or that is not responding to normal operating controls, including conditions caused by the absence of a required energy source such as electricity or gas;
  • inspect, test, operate, or evaluate: low voltage or electronic controls, water chemistry or clarity, out-of-level conditions, presence or absence of bacteria/algae, backwash functions, aerators, automatic cleaning systems, automatic water fill systems, water treatment systems, chemical dispensers, thermostats, heating elements, heat exchangers, solar and other alternative energy heating systems, water features, covers and related components, accessories, leaks in shell, underground components, temporary safety barriers and alarms, stray voltage, and the interior of filters including filter cartridges;
  • inspect, test, operate, or evaluate diving and jump boards, slides, play equipment and similar components; and the suitability of the pool for the use of such components and for activities such as diving; and I. determine the adequacy of: system or component design, structural components, equipment and component compatibility, flow rates, high or low pressure conditions, filters, heaters, safety barriers and alarms, and entrapment prevention components.

MOLD Testing & Inspection:

A Coastline BuildingSpecs certified mold inspection can help determine if a home, office or commercial property contains unhealthy levels of mold. Mold is a natural part of the environment, according to the Environmental Protection Agency (EPA), and can be found almost everywhere, including inside of homes in safe levels. However, mold can also damage a home and people’s health when it grows at an abnormal scale indoors.

LEAD PAINT Testing & Inspection:

Our research at Coastline BuildingSpecs shows that Per the EPA 35% of all houses, contain lead. The EPA has calculated that 86% of the houses built before 1940 still contain lead, which drops down to 66% for those built between 1940 to 1959, and drops down even further to 25% for those built between 1960 to 1978. Now, even if your house was built after 1978, be forewarned – there is still a chance that it contains lead. While the sales of lead paint and paid installation of lead paint was outlawed, there was nothing to prevent homeowners from using previously purchased paint or stain.
